MANERK STUDIOS · STUDIO RULES + RISK ALLOCATION

STUDIO POLICIES

These policies are designed to protect clients, crews, talent, property, equipment, neighboring businesses, and Manerk Studios. They apply to all renters, guests, vendors, crew members, talent, and anyone entering the premises in connection with a booking.

IMPORTANT: A booking may also be governed by an invoice, rental agreement, production agreement, equipment agreement, waiver, or other signed document. If a signed agreement conflicts with this page, the signed agreement controls. These website policies should be reviewed by California counsel before being relied on as a complete legal risk-management system.
LAST UPDATED OCTOBER 7, 2026

1. BOOKING, PAYMENT + CONFIRMATION

A date is not reserved until Manerk Studios confirms the booking and all required payment, deposits, agreements, identification, insurance documents, or other requested booking items have been received. Production dates are confirmed on a first-paid basis unless Manerk Studios agrees otherwise in writing.

Full payment may be required to confirm a booking. Manerk Studios may require a valid card on file for overtime, damage, excessive cleaning, missing equipment, policy violations, additional headcount, add-ons, or other authorized post-booking charges.

Rates, minimum hours, add-ons, equipment, sets, backdrops, staffing, and production services are subject to availability and may change until the booking is confirmed.

2. BOOKING TIME, ACCESS + OVERTIME

Booked time includes all load-in, setup, lighting, hair and makeup, wardrobe, shooting, set changes, breakdown, cleanup, and load-out. The booking begins when the first member of the renter's party enters the studio or otherwise takes possession of the space, unless a different start time is confirmed in writing.

The studio must be fully vacated by the scheduled end time. Overtime begins immediately after the booking end time and is billed at the then-current overtime rate. Unless otherwise stated in the booking, Manerk Studios' standard overtime rate is $250 per hour or any portion thereof. Overtime is not guaranteed and may be denied if another booking, staffing limitation, building restriction, or other operational issue prevents an extension.

3. HEADCOUNT, GUESTS + ACCESS CONTROL

Headcount includes every person entering the premises, including clients, crew, talent, assistants, glam, drivers, vendors, family members, visitors, children, and representatives. The renter is responsible for providing an accurate headcount and for the conduct of everyone associated with the booking.

Undisclosed or materially inaccurate headcount may result in a $200 administrative charge, any applicable rate adjustment, and additional charges required by the size or impact of the production. Manerk Studios may deny access to unapproved persons or stop activity that exceeds safe or agreed occupancy.

The booking client or designated production representative must remain responsible for the group while on the premises. Doors, loading areas, common areas, and neighboring property may not be obstructed.

4. CANCELLATIONS, RESCHEDULING + FORCE MAJEURE

Payments, deposits, custom-build costs, third-party rentals, labor commitments, special-order materials, and set-design fees may be nonrefundable once committed or incurred. Custom set-design payments are nonrefundable because labor and materials may begin before the shoot date.

Manerk Studios may offer one courtesy date change when operationally feasible, but rescheduling is not guaranteed and may be subject to notice requirements, availability, rate changes, vendor costs, or a rebooking fee. A second change may be treated as a cancellation.

Manerk Studios is not responsible for delays, cancellation, loss, or inability to perform caused by events beyond reasonable control, including utility failure, government action, fire, flood, earthquake, severe weather, civil emergency, labor disruption, building emergency, internet outage, public-health restriction, or other force-majeure event. Where commercially reasonable, Manerk Studios may offer rescheduling or credit rather than a cash refund.

5. CONDUCT, LAWFUL USE + RIGHT TO STOP A PRODUCTION

The studio may be used only for lawful, professionally managed activity consistent with the confirmed booking. The renter is responsible for permits, licenses, releases, payroll compliance, labor rules, union requirements, music rights, location permissions, and all other approvals applicable to its production.

Harassment, threats, violence, unsafe behavior, illegal drugs, weapons, reckless conduct, property destruction, or activity that creates an unreasonable risk to people or property is prohibited. Manerk Studios may immediately stop or terminate a production when it reasonably believes continued activity is unsafe, unlawful, materially disruptive, or in violation of these policies. Termination for renter misconduct does not create a right to refund.

6. ASSUMPTION OF RISK + PERSONAL RESPONSIBILITY

Production environments may involve cables, stands, ladders, elevated platforms, moving equipment, heavy objects, lighting fixtures, electrical equipment, reflective surfaces, water, haze, darkness, temporary sets, tools, loading activity, and other ordinary production hazards. Each entrant is responsible for exercising reasonable care and following all safety instructions.

To the maximum extent permitted by law, the renter assumes responsibility for risks created by the renter's production, crew, vendors, talent, props, equipment, stunts, set pieces, animals, vehicles, special effects, or other activities brought onto or conducted at the premises.

7. DAMAGE, CLEANING, LOSS + PERSONAL PROPERTY

The renter is financially responsible for damage caused by the renter, crew, guests, vendors, talent, animals, vehicles, props, equipment, or production activity, including damage to floors, cyc walls, walls, fixtures, furniture, sets, equipment, doors, loading areas, plumbing, electrical systems, and neighboring property.

The studio must be returned in substantially the same condition in which it was provided, ordinary use excepted. Excessive trash, glitter, confetti, paint, adhesive residue, body oil, food waste, liquids, wax, sand, feathers, powders, or other unusual cleanup may result in additional cleaning or restoration charges.

Manerk Studios is not responsible for theft, loss, or damage to personal property, production equipment, vehicles, wardrobe, jewelry, media, props, or other items left unattended or stored on the premises, except to the extent liability cannot legally be disclaimed. Items left after a booking may be disposed of or moved after reasonable efforts to identify the owner.

8. EQUIPMENT, SETS, BACKDROPS + STUDIO PROPERTY

Studio equipment, sets, backdrops, grip, lighting, furniture, props, and accessories may be used only as authorized. Equipment availability is not guaranteed until confirmed. The renter must immediately report malfunction, damage, or unsafe conditions and must stop using any item that appears damaged or unsafe.

The renter may not alter, repaint, drill, cut, screw into, dismantle, relocate, climb, rig from, attach to, or modify studio property or set pieces without written approval. Sets and backdrops may differ slightly from reference imagery because of wear, repainting, handmade construction, lighting, lens choice, color management, or material variation.

Fresh cyc-floor paint, plexiglass flooring, animals, custom builds, overnight holds, special rigging, specialty cleaning, and other production requests may require additional fees and advance approval.

9. SAFETY + RESTRICTED ACTIVITIES

The following require advance written approval and may require a qualified professional, permit, certificate of insurance, safety plan, or additional fee: open flame, candles, smoke, haze, fog, pyrotechnics, sparks, welding, firearms or weapon props, stunts, fight choreography, vehicles inside the studio, drones, suspended loads, ceiling rigging, large water effects, pools, animals, amplified live music, hazardous materials, chemicals, powders, confetti, glitter, paint spraying, construction, or use of high-draw electrical equipment.

Nothing may block fire exits, extinguishers, electrical panels, sprinkler equipment, emergency lighting, exit signage, roll-up doors, or required access paths. Fire code, building rules, manufacturer instructions, and instructions from Manerk Studios must be followed at all times.

Only qualified persons may operate lifts, ladders, rigging, power tools, electrical distribution, specialty lighting, or other equipment requiring training. Manerk Studios may require a licensed or insured technician for higher-risk work.

10. MINORS, ANIMALS + VULNERABLE PERSONS

Minors must be supervised by a parent, legal guardian, teacher, employer, or other legally authorized responsible adult as required by applicable law. The renter is responsible for obtaining any required permits, work-hour approvals, school arrangements, trust-account compliance, or other legal requirements relating to minors.

Animals require advance approval. Unless otherwise confirmed, the studio's standard animal fee is $100 per day. The renter is responsible for animal handlers, sanitation, damage, injury, permits, and compliance with applicable laws. Service animals are handled in accordance with applicable law.

11. FOOD, ALCOHOL, SMOKING + CONTROLLED SUBSTANCES

Smoking, vaping, illegal drugs, and unlawful controlled substances are prohibited unless Manerk Studios expressly designates an area or use permitted by law. Alcohol service, if approved, is the renter's responsibility and must comply with all licensing, age-verification, insurance, and other legal requirements. Manerk Studios may prohibit alcohol entirely for a particular production.

Food and beverages must be kept away from sensitive equipment, sets, cyc surfaces, electrical systems, and other restricted areas as directed.

12. PARKING, LOADING + VEHICLES

Parking and loading are subject to available areas, posted rules, neighboring-business access, fire lanes, and building restrictions. Vehicles may not block driveways, roll-up doors, fire access, neighboring units, or other tenants. Manerk Studios does not guarantee security of vehicles or property left inside them.

Large vehicles, generators, trucks, trailers, picture vehicles, or vehicles entering the studio require advance approval. The renter is responsible for spotters, floor protection, ventilation, fuel safety, and any required permits or insurance.

13. SECURITY CAMERAS + PRIVACY IN COMMON AREAS

For property protection, safety, and incident documentation, security cameras may operate in permitted common, entry, exterior, loading, or studio areas. Cameras will not be intentionally placed in areas where a person has a legally protected expectation of privacy, such as restrooms or private changing areas.

The renter is responsible for informing its crew and guests of any production-specific privacy, confidentiality, talent-release, or closed-set requirements and for requesting special arrangements in advance.

14. INSURANCE + INDEMNIFICATION

Manerk Studios may require commercial general liability insurance, workers' compensation, automobile liability, rented-equipment coverage, production insurance, or other coverage appropriate to the production. When requested, insurance must be provided before access is granted and may need to name MANERK INC. and other required parties as additional insureds.

To the maximum extent permitted by law, the renter agrees to be responsible for claims, losses, liabilities, fines, penalties, costs, and expenses arising from the renter's production, personnel, vendors, property, conduct, or breach of these policies, except to the extent caused by the gross negligence, willful misconduct, or nonwaivable legal responsibility of Manerk Studios.

Any indemnity obligation in a signed rental or production agreement controls over this website summary.

15. LIMITATION OF LIABILITY

To the maximum extent permitted by law, Manerk Studios is not responsible for indirect, consequential, special, exemplary, or lost-profit damages arising from a booking, interruption, equipment failure, scheduling issue, lost media, third-party conduct, or inability to complete a production. Any limitation of liability in a signed agreement controls and may be subject to exceptions required by California law.

Manerk Studios does not guarantee creative results, sales, campaign performance, image quality, sound quality, continuity, client approval, distribution, or any other production outcome.

16. PHOTOGRAPHY, RECORDINGS, CLIENT CONTENT + INTELLECTUAL PROPERTY

The renter is responsible for obtaining all model releases, location releases, music licenses, trademark permissions, artwork permissions, union clearances, and other rights necessary for the production and intended use of the resulting content.

Unless separately agreed, booking the studio does not transfer ownership of Manerk Studios trademarks, logos, proprietary set plans, construction drawings, scenic methods, website content, or other intellectual property.

Manerk Studios will not intentionally use confidential client materials or unreleased campaign content for marketing without authorization where such authorization is required or where a written confidentiality restriction applies.

17. THIRD-PARTY VENDORS + SERVICES

When Manerk Studios coordinates or recommends an independent vendor, rental house, freelancer, caterer, stylist, builder, delivery service, or other third party, that third party may remain independently responsible for its own work unless Manerk Studios expressly agrees otherwise in writing. The renter remains responsible for reviewing vendor scope, insurance, safety, and suitability.

18. UTILITIES, INTERNET + TECHNICAL INTERRUPTION

Power, climate control, internet, plumbing, and other building services are provided on a commercially reasonable basis but are not guaranteed to be uninterrupted. Productions with critical connectivity, power, climate, data, or redundancy requirements should arrange appropriate backups in advance.

19. OVERNIGHT HOLDS + STORAGE

Overnight holds or storage require advance approval and additional fees. Unless expressly agreed in writing, an overnight hold does not make Manerk Studios an insurer, warehouse, or bailee of the renter's property. High-value equipment, media, jewelry, wardrobe, or irreplaceable property should not be left unattended.

20. CLEAN CYCLORAMA + FLOOR CONDITIONS

Normal wear may be visible on cyc and studio surfaces. A freshly painted cyc or specialty floor treatment must be requested in advance and may require an additional fee. The current standard fresh-floor-paint add-on is $250, and plexiglass flooring is $300, unless otherwise quoted.

Shoes, props, liquids, adhesives, tape, wheels, stands, furniture, and equipment must be managed to avoid damage or excessive marking. Protective materials may be required.

21. ENFORCEMENT, SEVERABILITY + CHANGES

Manerk Studios may reasonably interpret and enforce these policies to protect safety, property, operations, neighboring businesses, and legal compliance. A failure to enforce a policy on one occasion does not waive the right to enforce it later.

If a provision is found unenforceable, the remaining provisions remain in effect to the maximum extent permitted by law. These policies may be updated from time to time, but the version incorporated into a confirmed booking or signed agreement will control that booking where applicable.

22. GOVERNING LAW + DISPUTES

These website policies are intended to be governed by California law. Venue, dispute-resolution procedures, attorneys' fees, arbitration, jury-waiver provisions, and other litigation terms should be stated in a separately reviewed and signed rental agreement rather than assumed from this webpage.

23. CONTACT + SPECIAL APPROVALS

Questions, special effects, unusual production activity, accessibility requests, insurance questions, large builds, animals, vehicles, rigging, water, haze, fire, stunts, or other nonstandard requests should be disclosed before booking so Manerk Studios can determine whether the activity can be safely accommodated.
